
It’s important to communicate and set clear expectations with clients in regards to closing day. Most of our clients are first-time homebuyers and may be unaware of the closing process.
In the current market it typically takes 30-35 days to close, and once all documents have been submitted the earliest close date is usually 1-2 business days.
While these are the average turn times, there are a few things you can do prior to submitting to closing to help things move smoothly:
- Complete fully executed VA Amendment with contract with all signatures, agendas and/or addendums
- Ensure repairs are complete and final inspection is ordered
- Confirm that pest inspections include all structures on the property
- Send all inspection invoices to loan team
- Confirm loan amount and rate changes have been approved by underwriting
- Confirm marital status and ensure a non-purchasing spouse is available to sign when required
- Remove any personal property listed in the contract
